More development planned near Jamestown, golf course

With access to water opening up development west of Green River, plans for a new housing subdivision were recently submitted to the Sweetwater County Planning and Zoning office.

Known as the Ranch View Subdivision, it is proposed to encompass more than 115 acres of land, which is planned to be split into 40 residential lots.

The plans are in the sketch plat phase of development, which according to Jim Zimmerman of the planning and zoning office, is the earliest phase.

Zimmerman said the proposal will need to go through the preliminary plat and final plat processes before approval from the county’s planning and zoning board and the county commissioners.

According to the planning map, the subdivision will be located to the west of Rolling Green Country Club.

The land is currently zoned for agricultural use and will need to be rezoned as single-family residential before homes can be built.

Each lot is more than 2 acres in size to accommodate rules regarding septic tanks on residential properties within the county. While water lines have been extended as part of improvements to the Jamestown-Rio Vista Water and Sewer District, sewer lines were not extended to the proposed subdivision, necessitating the use of septic systems. Zimmerman said the planning and zoning department will review the plans as the proposal develops.
